Provided core and shell and tenant improvement mechanical, plumbing, and fi re protection installation within project schedule.
SCOPE OF WORK
- Sheet Metal: Supply, return, exhaust duct systems served by three mechanical rooms: one on the penthouse of the tower, one on the 5th fl oor of the tower, and the last on the 4th floor of the adjacent building. This included core and shell loop riser and loop duct on each floor, followed by the subsequent tenant improvement build-out of each floor. Also installed was a grease duct for the food service area as well as for smoke control of the atrium area.
- Hydronic Piping: Installation of heating water, chilled water, and condenser water (open and closed loop) piping systems. The central plant is located on the penthouse level of the tower, equipped with redundant boilers, chiller, cooling towers, and fluid coolers.
- Plumbing: Installation of domestic water, waste, vent, storm water, gas, and fuel oil piping systems. This included main bathrooms on each floor, gas to the boilers and water heaters, roof and site drainage, and double-containment fuel/oil piping to the fire pumps and the emergency elevator.
- Fire Protection: Marelich subcontracted the design/build fi re protection system.
The OSBA built this facility to accomodate the consolidation of various state offi ce buildings around the bay area. The primary client is the Department of General Services.
This project was built in downtown Oakland with extensive coordination and logistical challenges. Marelich managed these challenges and completed the project without delay.
