To construct a new three-story casino with parking garage.
SCOPE OF SERVICES
For this project, Marelich detailed, coordinated, and installed the major components for all heating, ventilation, and air conditioning (HVAC) systems, as well as the plumbing. These components included: packaged rooftop units, split systems, variable air volume boxes, fan coil units, boilers, and grease interceptors. The company also performed all excavation, controls installations, and system balancing.
SOLUTIONS
This project was an excellent example of Marelich’s ability to adjust to difficult conditions while maintaining a fast-track schedule with an immovable end date. To achieve this, the company worked 12-hours, seven days a week as well as night shifts. Furthermore, though this resulted in 115,000 manhours worked, the company incurred ZERO recordable injuries and ZERO lost time injuries, another key element in keeping the project on schedule.
The company’s ability to work flexibly also helped ensure on-time delivery. Since six kitchens were revised after construction began, there were continual changes. To manage them efficiently, the Marelich team worked with the engineer, owner, and general contractor on a design/assist basis. The kitchen vendor issued drawing revisions to Marelich in parallel with the design team. The company then incorporated these changes much faster than would have been the case with a more conventional process.
The site posed other difficulties. Its location on a mountainside required blasting and hauling away over 100,000 cubic yards of granite rock before excavating further through rock to install over 6,000 feet of underground piping.
Another site challenge was that there was no site staging area and the contract stipulated that material could be left on the floor only 48 hours. By successfully juggling just-in-time design and coordination with just-in-time fabrication and delivery, the company’s sheet metal team enabled installation of approximately 500,000 pounds of ductwork in six weeks.
At the same time, Marelich’s plumbing/piping shop kept the project on schedule by fabricating 100 percent of all plumbing components and loading them onto rolling carts in the proper sequence for installation. To simplify the process, the shop team also attached the appropriate drawing to each component. This meant Marelich could fabricate much of the project early, helping to ensure on-time completion.
